Description:

The property comprises two renovated houses, a swimming pool, outside bar with Summer Kitchen / BBQ area and storage, wood store, purpose built kennel, summer shower and toilet for the pool, large renovated stone barn, which can be used as a workshop/garage or stable and the property has its own water well.  It is located in the picturesque mountain village of Slaveykovo, 12 km from Dryanovo and 35 km southeast from Veliko Turnovo. The village is small but well organised and easily accessible on a good asphalt road. It is situated in the foothills of central Stara Planina Mountains and offers beautiful views.

Both houses are two-storey solid stone and wood built, with the original beams and have a southern orientation. They are both fully insulated. All the windows are double glazed PVC. The water in the main house can be heated by the solar panel during the summer, the kamena during the winter or just electricity. Satellite dishes and Wifi have been installed in both buildings.

The main house is situated at the northwestern part of the property and the building area is approximately 188 sq m over two floors. The ground floor comprises an open plan kitchen with dining area, a stone fireplace with a kamena that heats all the radiators in the house in the winter. Situated on this floor there are also two bedrooms, one of which is currently being used as an office but can accommodate a double bed. The corridor leads to the bedrooms and the large bathroom, which includes a bath, shower, sink and toilet. The beautiful stone stairs lead up to the first floor where there is a spacious living room with an independent fireplace (petchka). The corridor leads to two beautiful big bedrooms, one of which contains a magnificent original stone fireplace. The shower room has a sink and toilet. The large terrace looks to the south and southeast from which there is beautiful view towards the hills, forests and mountains. The house is heated with central heating and has air-conditioning converter units in the lounge and the two upstairs bedrooms and has an alarm security system.

The second house is located at the northern part of the plot and its building area is approximately 120 sq m over two floors. The ground floor comprises two spacious bedrooms, a shower room with sink and toilet, and an entrance lobby. The internal staircase leads to the first floor where there is a spacious open plan living room, diner and kitchen. The panoramic windows along the whole building look onto a south-orientated terrace. All floors are either laminate or terracotta tiles. The kitchen has been custom-made with a mini gas hob and a microwave / grill, with a small boiler under the sink. The main boiler is installed under the stairs.

The plot size is 2,128 sq m. The gardens are very well maintained and the pool is surrounded with stone pavement (plotchi). There are two grass covered self-contained paddock areas. There is a small orchard in one and a small vegetable garden in the other but both areas could be used for a horse/s. There is a 12 x 5 m x 1.5 m newly installed swimming pool (with a guarantee for another 7 years). Next to the pool there is an outside bar, fire-pit, summer kitchen / BBQ, storage and the pool plant room. On the other side there is a summer shower with sink & WC.

The region of Veliko Turnovo is located in the centre of Bulgaria and slightly north. The city of Veliko Turnovo is regally set on four hills on the banks of the Yantra River. The distances to the main cities in Bulgaria are 220 km to the capital Sofia with the Sofia International Airport; 220 km to Varna on the Black Sea; 230 km to Bourgas (the second biggest coastal city); 230 km to Plovdiv; 110 km to Rousse on the Danube River; and 180 km from the Romanian capital Bucharest with the international airport there.

There are regular bus and train links to all of the above cities, as well as excellent road links. By car it is around 3 hours equidistant from both Sofia and Varna international airports.

The area south of Veliko Turnovo is made up of the foothills of the Stara Planina Mountains and is particularly picturesque. The area has kept its unspoilt countryside and many visitors say it resembles Tuscany in Italy. It has gorgeous scenery and offers diverse activities and interests including history, culture, walking, cycling and fishing. There are many smaller towns in area which have become popular with holiday homes and settlers alike.

The nearest town to Slaveykovo is Dryanovo - a small town 25 km south-west of Veliko Turnovo and 20 km the regional centre Gabrovo. Gabrovo is a great place to visit for a day or two with a number of attractions in and around it, with restaurants and bars. The mountain routes start from Gabrovo leading to the Bulgarka nature park and to Uzana ski area located 25 km from the Gabrovo centre. The ruins of the old Roman fortress Diskoduratera are located approximately a ten minute walk away, near the river Yantra.
