Off plan property attracts the interest of the majority of people looking for property along the coast. A number of reasons have influenced this trend. First, as the land prices along the coast have gone up significantly during the last few years the options to buy property with land are less. One can purchase an off plan apartment for as little as 20,000 pounds. Second, off plan properties allow you to stage your investment over a number of years. Third, off plan properties offer better rental options.
Having said this, off plan properties are not always everyone’s cup of tea. Often they are located in busy seaside resorts and certainly do not offer a very good glimpse of the real Bulgaria.

If you are looking for a coastal property in Bulgaria your first starting point would be the city of Varna - the third largest city in Bulgaria. It is called the seaside capital since it is the biggest coastal city and has a cosmopolitan atmosphere. The city's situation resembles an amphitheatre as it follows the curves of the Bay of Varna. It is surrounded by gardens, vineyards and groves. Apartments in the old Greek Quarter are conveniently set just across from the Sea Garden within 5 minutes walk from the shopping area, restaurants and beaches.
St. Konstantine and Elena is the oldest resort along the Bulgarian coast situated less than 15 min drive from Varna international airport. The resort is built amidst a beautiful nature park. The new and off plan developments situated nearby offer excellent investment opportunities.
The resort of Golden Sands is situated 18 km north of Varna. Almost the entire coast along the resort falls within the boundaries of the Golden Sands nature park. This is a large tourist resort and we do not offer any properties for sale in the resort.
Located just 12 km north of Golden Sands is Albena. Its sandy beaches have been awarded Blue Flag status for many years. Located in a picturesque and ecologically clean coastal enclave Albena Resort lies beneath high hills and is given particular charm by the nearby forests.Golden Valley development offers unique opportunity to own a luxury home just a few minutes from the vast sandy beaches and less than 30 minutes from the Varna airport.
Kavarna lies even further to the north. The town is situated half an hour drive north from Varna and just 10 minutes away from the stunning Kaliakra cape. The coast to the north of the town is more rugged than elsewhere. For those interested in golf the Gary Player designed Golf and Spa resort Thracian Cliffs is being built near Kavarna.
The area south of Varna is less busy with tourists but is becoming more and more popular. The town of Byala (one hour from the Varna Airport) is located in a typical rural and peaceful area with good, fresh air. There are lots of lakes and forests surrounding the town as well as many historical landmarks. It is a typical hunting area - with lots of wild-boars and wild-ducks. Byala is also a pleasant sea resort with wide beaches and a lot of holiday homes. Two examples of what is on offer there are the Byala development and Seaview development.
The city of Bourgas is the second largest city along the coast and is the administrative centre for the Southern Black Sea region.
Sunny Beach Resort is situated just 30 min drive north from Bourgas and 20 min drive from the Bourgas airport. Practically, the resort occupies the entire territory stretching from the village of St Vlas to the north and to the town of Nessebar to the south. There are more than 120 hotels and two camping sites and many entertainment facilities catering to the tourist market.
The village of St Vlas and the Elenite Resort are situated just a few kilometers away from Sunny Beach. The picturesque town of Nessebar borders Sunny Beach to the south. The Garden of Eden and Royal Garden are among the prime developments in the area offering great value for money and many exclusive benefits.
Apart from Nessebar Sozopol is the other town with preserved atmosphere of an old fishermen settlement. Located 34 km south of Bourgas on a slender rocky peninsula, Sozopol is a charming place. Like Nessebar to the north Sozopol oozes with ancient charm. The Lazur development is conveniently situated within minutes of both the New and Old Towns of Sozopol’s numerous restaurants, shops, bars and other attractions.

Black Sea Rama Golf & Villas: The Gary Player signature complex will be built on a plateau nearby the town of Balchik on a total area of 10 thousand decares. The golf course itself will be on 6500 decares, the other 3500 decares will be occupied by a villa site and the main building of the golf club. The terrain is sloping which makes it perfect for a golf course project. Golfers will enjoy the beautiful view towards the sea and Cape Kaliakra. The complex will have 18 holes and will correspond to the best international golf standards. Last year the development won the prestigious international Bently award. The size of the villas will be between 130 and 200 sq m. They will offer swimming pool, fitness gym and gardens. They will be sold after the whole complex is finished. The construction has already been started and the official opening is set for May 2007.
Thracian Cliffs - Golf & Spa Resort: Another golf complex designed by the famous Gary Player situated near Kavarna. Works will commence this year. Thracian Cliffs Golf & Spa Resort will contain approximately 1,117 units. The resort ranges through 145 tranquil, south facing hectares. The major components will be 4 and 5 star hotels, villas, appartments, townhouses and 18 hole golf course. The master plan is developed by Wimberly Allison Tong & Goo. The main buildings will be based upon the villages of the Thracian coastal region.
The architecture is inspired from local coastal architecture of materials such as the local stone, which is quite light in colour, timber as well as rendered walls and mottled ‘old style’ pan-tile roofs should be used. It is intended that the window and door frames as well as the external shuttering will all be from local renewable timber sources.
The buildings will be a mix of 2 and 3 storey buildings, which is again, in accordance to the vernacular style. Even though traditional in shape, the spaces are planned to accommodate modern living with areas which allow for an open indoor/outdoor life style.
Lighthouse Golf Resort : It is located again just outside the town of Balchik. The design work was done by European Golf Design Ltd together with the Ryder Cup Captain Ian Woosman. Situated high on top of cliffs only divided from the sea by a small strip of the land the site benefits from spectacular views along the coast in either direction. Construction has already began. The resort will include a range of properties including apartments, semi-detached houses and detached villas of various sizes and designs. The residential and recreation activities have been designed by leading architects to provide luxury accommodation and world class facilities, fully integrated within the beauty of the natural landscapes.
The Kabland Recreational Sports Complex is being constructed close to the small town of Kableshkovo near Pomorie. Its total budget will be 53 million Euros and is going to be situated over 2 million sq m of land. It is aimed at elite, solvent golf loving tourists. This holiday village consists of 100s of luxury villas, hotels, pools, also a race course, some restaurants, shops, tennis courts, a casino, a football and polo field, and the golf course with 18 holes.
Kabland is going to be open all year round and is expected to welcome more than 5000 visitors every year. The chief architect of the development is Mark Jones, designer of some of the largest golf courses in the Bahamas, Abu Dabi, etc.
It is hoped that with these golf resorts Bulgaria will soon become a favourite destination for golf players of all levels and that golf will be one of the main factors in improving the country’s image and increasing its popularity, not only as a tourist destination, but also as an attractive investment spot in the Balkans.

Business moguls from Austria, Germany, and Italy (CEO and senior managers of large international companies) were invited by the resort's concessionary Yulem Stockholding Company to try out the slopes of Bulgaria's skiing resort of Bansko for a couple of days.
Bulgaria's State Tourism Agency head Mario Al- Jebouri also joined the skiers for a couple of quick rides. He then held a lecture on the advantages of the winter tourism in Bulgaria.
The foreigners were very pleased with the resort and admitted that they expected a lot less from Bulgaria. Bansko is in no way inferior than many world-class resorts, they commented.
